Type & Location:  New Branch – Wixom, MI

Description:  The client was looking to expand on their network in the Novi area so Wixom was the next logical location.  We were able to find a Menards outlot that provided excellent traffic counts, visibility from I-96, retail drivers, and proximity to their Novi location.   The development process was challenging mostly due to the fact that Menards had incorrectly split the lot from the original land purchase.  This required us to create a condo agreement with Menard’s and the city of Wixom which Menards had never done.  Luckily, Keith Rogers, my real estate partner had been through the process many times.  The site was also a former Ford assembly plant which created a few more environmental hurdles in the due diligence process.  Once we got to actual construction, the project went quite smoothly!

The building was based on the same prototype design as Westland so once again we just tweaked it a bit and adapted it to the site.  Fortunately, Menard’s already had the underground detention provided so that reduced the cost of development quite a bit. 

The result was a quickly ramping up branch (not quite as good as Westland!) that will perform very well for Community Financial and the community for years to come.
