Description: The client wanted us to find the best retail site in Westland. We were able to find that in front of an older strip center where a theater used to be. The site has the highest traffic counts in Westland, is close to the city offices, and the best retail drivers in the area as well. The success of this site has prompted the client to request “find us more sites just like Westland”. The lot split process was a little more complicated but overall the due diligence, site plan approval and construction went very smoothly.

The building was based on a prototype design that we also utilized on their Gaylord branch so we just tweaked the interior layout and branding/merchandising a bit and adapted it to the site. Unfortunately, Wayne County requires underground detention which increases the cost of the project but nothing we could do about that. The result was one of the best-performing branches for Community Financial of their 13 branches throughout MI. At the end of the day that makes a successful project, breaking even within 3 years and providing the growth and member satisfaction that the credit union is looking for.
