Type/Location:  New Headquarters/Branch – Ludington, MI

Description:  The client was looking for a better location to solidify and expand their market share in their primary market, Ludington, MI.  They wanted to use this as a base to grow into new future markets in Northern, MI.  The location we chose combines the best traffic counts with the highest demand generators in the area.  The site will not only accommodate their current needs but could be expanded in the future if necessary.  

 

We had not developed close to an airport prior to this, which created some additional approval processes that we had to work through.  There also was an existing building that needed to be taken down that the community was glad to see gone.  Overall the development went smoothly and we were even able to work throughout the winter and in the middle of a pandemic!

It was a bit of a challenge, we were behind schedule by two months due to material delays but considering everything we maintained our budget in difficult circumstances and the client is very happy!  We were able to create a unique brand that they will be able to use in future developments and that will separate them from their competitors.
